Historic renovation of the abandoned Warwick Hotel, located at 1315 Gravier Street in the Central Business District of New Orleans. The hotel will be converted into a 154-unit apartment building, including a lobby, meeting rooms, commercial and restaurant space. The building will also feature two new outdoor rain garden areas with a commercial and coffee shop area. This 120,000SF New Orleans Landmark is located across from city hall and will add to the redevelopment of a significantly historic neighborhood in New Orleans. This structure will receive Federal and State Tax credits in addition to meeting city DBE goals of 35% small/local business participation. The project is a design-build effort with the Hernandez in-house architecture team leading this effort to restore a landmark to its previous glory. The project includes installation of completely new HVAC and plumbing system, hazardous material abatement, and interior flood proofing measures to protect the tenants and the long-term value of the property.
